Keeping Small Problems from Becoming Big Ones
Asphalt surfaces deteriorate over time from exposure to sun, moisture, wind, wear & tear.  Exposure to the elements over time causes the pavement to become brittle and lose its ability to expand and contract with temperature changes.   Preventative maintenance can save money and extend the useful life of the paved surface.  Seal Coating is recommended every three to five years for most paved surfaces with average wear and tear.  Routine Seal Coating will prevent serious degradation to the paved surface, costly repairs and inconvenience caused by the loss of use while more time consuming repairs are made.

Minor damage to existing asphalt can often be repaired through a simple Patch and Seal Coat treatment. While the patch will correct most simple cracks and divots, the seal coat provides the essential additional protection you’ll need to minimize the deteriorating impact of sun and water on your pavement.

When your asphalt has widespread damage, we will likely recommend an Overlay solution. The overlay provides a fresh layer of asphalt over your existing slab followed by re-striping as appropriate. This popular method of repair provides a like-new look and finish at a fraction of what it might cost to completely redo your pavement.

Another popular alternative is the Petromat Overlay. In this procedure, we first apply a hot asphalt oil spread on top of the old asphalt. We then place a polypropylene fabric across the top and add a new asphalt overlay of 1 ½ inches to complete the process. The compaction and the heat of the new asphalt forms an interlayer that inhibits cracks from rising through the new pavement. Even though Petromat is more expensive than a standard overlay, it is still much less costly than complete removal and replacement of the old asphalt.
